Don Bosko has the things people actually use daily — cafés, markets, a park, the German school — without the price of a central postcode. New builds ask €1,500–2,000/m² and resale €1,200–1,600/m²; a one-bedroom rents for €250–400 a month, a two-bedroom for €400–600, which lands roughly €100–300 below the equivalent in Blloku. The trade is density: this is a tightly built quarter and it is getting tighter as it gentrifies.
For a landlord chasing yield rather than a prestige address, that gap between price and rent is the whole argument.
