Fresku and Linzë climb the eastern slope toward Mount Dajti, close enough to the Dajti Express cable car and Bunk’Art 1 to make weekends easy and far enough up that the air is noticeably better than downtown. Prices sit at €1,400–1,500/m², up 16–27% from €1,100–1,200 in 2024, and the driver is specific: the new road connecting the area to the Grand Ring. That same road is the risk, because the district depends on it almost entirely — one route in, one route out.
The official reference rate here is 75,500 lek/m², among the lowest inside greater Tirana, which is the trade you make for the hillside.
