The Artificial Lake and the Grand Park around it are the largest green asset Tirana has, and the buildings facing them are priced accordingly: new builds ask €2,400–3,000/m² and resale €2,000–2,700/m² in 2026. A luxury tower here set the national record at €10,000/m², which says more about that one building than about the district. Buyers are the local elite and foreigners, and the flats change hands slowly and expensively rather than often.
The catch is that a view premium does not always come back as rent — pay for the park if you intend to live with it, not to let it.
