Durrës is Albania's second city and its busiest stretch of coast, and it does not have one price — it has a dozen. The centre and the Currila–Vollga–Taulantia seafront ask €1,900–2,800/m². The mass beach strip at Plazh runs €1,200–1,700.
Further south along the same sand sit Golem at €1,100–1,500, Mali i Robit at €950–1,200 and Qerret at €1,100–2,500, Qerret being the fastest-appreciating zone in the agglomeration. Inland — Shkozet and Rrashbull — costs €1,000–1,600 with no season premium, and Spitallë starts at €500. The city average is about €1,450/m², up roughly 18% year on year, and it describes almost none of these places.
