Golem's Sewage Problem: What It Means If You Buy an Apartment There

Golem has a sewage problem, and nobody selling apartments there mentions it. Discharges onto the beach have been documented again and again, and the World Bank-backed project meant to fix the network is unfinished. It has not stopped prices rising. What it changes is how you should plan to use the flat, how much rent you can count on, and what you need to see with your own eyes before you sign.

What is actually documented

Albanian media have reported sewage flooding onto Golem beach repeatedly, and in our research Golem ranks among the dirtiest beaches of the Durrës coast. The fix — a sewerage project supported by the World Bank — has not been completed. Neither Durrës nor Golem has a Blue Flag beach; in 2026 the only Blue Flag beach in Albania is at Palasë, in the south.

Golem is also administratively part of Kavajë municipality, not Durrës, even though the market treats it as the Durrës coast. That matters for the utility you deal with — water and sewerage in the Golem/Kavajë unit are billed at 50 lek/m³ for water, 30 lek/m³ for sewerage and a 200 lek monthly fee — and for the municipality that issues and enforces building permits.

What it has — and hasn't — done to prices

So far, nothing visible. The second and third line ask €1,100–1,500/m² and are rising 8–15% a year. The first line, where almost nothing new is being built, asks €2,000–2,500/m². Demand comes mainly from buyers from Kosovo, the Albanian diaspora and short-let investors, and it keeps growing regardless.

The effect shows up in the rental calendar instead. Golem is a pure summer market: occupancy for short lets peaks at about 55% in August and drops to about 13% in January, and around 27% of the listings there already ask for 30-night minimum stays. On a second- or third-line flat bought for €60,000–97,500, we estimate €4,000–7,000 a year in rent, a gross yield of 5–8% — with the environment as a risk on top.

What to check before you buy

1. Go in season. Walk the stretch of beach in front of the building in July or August, not in a sales-office brochure in March.
2. Ask where the building's wastewater goes and who treats it. Asking the developer about the water source and wastewater treatment is part of our standard checklist on this coast.
3. Compare floors built with the permit. Golem and Shkëmbi have a history of permits for six to eight floors and more where the limit was three; heads of local communes have been arrested over it. An extra floor can become a title problem.
4. Plan the winter. Budget the flat as a summer let plus a nine-month winter tenancy, or accept that it stands empty from October to May.

Who Golem still suits

A buyer who wants a summer flat for their own use at a lower price than the first line, and who has checked the beach in person, can do well here.
