What the numbers do not show

Plazh is the older beach district next to the city, with year-round shops and services and older building stock. Golem lies further south along the same coast, with newer resort-style complexes that fill in summer and empty in winter. Listing data from September 2026 shows newer Golem complexes asking higher rents than older Plazh flats, which is what lifts the Golem yield.
