Plazh is the most sought-after part of Durrës for living and holidays alike: the coastal road, the promenade, supermarkets and city bus lines work all year, unlike the zones further south. Asking prices are 1,200-1,700 €/m² (2026-H1), up as much as 21% in a year; new blocks with a lift and a sea view sit at the top of the range, while stock from the 2000s sells for less.
Typical offer: 1+1 apartments of 45-65 m² and 2+1 of 70-100 m², often furnished and ready to live in or to let by the day in season. Ask for the distance to the sea and the floor, on the second and third line the price difference is noticeable, and for the construction year, since the 2019 earthquake did its worst damage on this strip.

Plazh asks about €1,200-1,700 per square metre in 2026, up as much as 21% year on year from a €1,000-1,300 band. It is the mass beach segment of Durrës, the strip most buyers mean by "an apartment by the sea in Durrës", with direct beach access and dense mid-rise buildings.
It has a real season, driven by domestic and diaspora holidaymakers rather than foreign tourists, and the district keeps shops, cafés and transport running all year, so flats also suit permanent living. Because much of the stock is alike, rental demand follows the same few things as price: distance to the sand and the floor.
Metres to the sand, not finish quality. The stock is dense and similar, so two apartments at the same price per square metre can differ a lot in value if one is on the front and the other three streets back. Compare the exact distance and the floor first, then the price per square metre.
Foreigners buy flats, houses and commercial property in Albania on the same legal terms as citizens; only agricultural land is restricted. Ownership passes by notarial deed alone. On top of the price, a buyer pays:
On a flat at the median price here, €118,300, that comes to about €1,580 (1.3% of the price).
Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
