Domlivo Price Index: how the figures are computed
The median asking price per square metre of flats and studios listed for sale on Domlivo, by city and district in Albania, recomputed every hour from the live listings. Free to reuse under CC BY 4.0.
Current figures
The figures are on the country report, one monthly edition with every city and every zone of the larger cities, and on each city page. A median from fewer than 30 flats is marked there as indicative.
Method
What an asking price is
The price a seller or an agency states in a listing. It is not the price a sale closed at: the two can differ, and the index measures only the first.
The sample
Listings published on domlivo.com, active and offered for sale at the moment of computation. The price figures use flats and studios only; houses, villas, land and commercial space count towards the number of listings, not towards the prices.
Filters
A listing without a price is left out. For a listing priced per m² the stated rate is used; otherwise the total asking price is divided by the floor area. An area under 15 m² is treated as a data error and left out of the per-m² figures. A flat listed by two agencies counts once: listings of different agencies with the same city, district, type, price and floor area are one flat.
The 30-flat threshold
A median over fewer than 30 flats is never shown as a headline figure. Pages say "too little data" with the number of flats, tables mark it with an asterisk, and the downloads flag it (low_sample).
Median and range
The median is the middle value of the per-m² prices (the mean of the two middle values when their number is even), rounded to the euro. The range is the 20th to the 80th percentile, interpolated linearly, so one mistyped price does not move it.
How often it is updated
Recomputed from the live listings at most once an hour, and every figure carries the date it was computed on. A monthly edition is published in the blog only when the figures have changed since the previous one.
Other figures on the site
Zone tables with a confidence column report published market research, cited with its sources beside the table. They are not part of the index and can differ from it.

How to cite
Name the index, the place, the date of the figures and the page you took them from:

Downloads
Regenerated hourly with the pages. The CSV has one file per city, the whole city first and then its districts; the JSON holds every city and district with a description of each field.
