Durrës city centre asks €1,900–2,800/m², the top of the city's range. The band covers the whole seafront strip — Currila, Vollga and Taulantia — rather than a single street, and penthouses on it go above €3,000/m². Currila alone is up 70–90% since 2019.
Buyers here are mostly local families and Tirana commuters rather than seasonal investors, which is why the zone holds its price out of season. One thing to check before you sign: the reference-price schedule of 01.01.2026 tripled the port zone figure to 200,000 lek/m², and notary and tax costs are calculated from that schedule, not from what you actually pay.
