Durrës vs Vlorë

Durrës or Vlorë: which to choose in 2026

Albania’s two port cities on the sea: one is cheaper and 22 minutes from Tirana by the coming train, the other earns more per night and has already priced in an airport that does not fly.

Beyond the price

The things a price table cannot tell you: how long the season runs, who else is buying, and what can go wrong.

DurrësVlorë
Price level and growthAbout 40% below Vlorë on the 2026 city averages, up roughly 18% year on yearUp 25% year on year — at the top of Europe alongside Tirana — and a two-speed market: the seafront for foreigners, the town for local buyers
Short-let economicsLower nightly rates than Vlorë or Sarandë, but an entry price one and a half to two times lowerHigher nightly rates and a real foreign tourist season, bought at a higher entry price
Who buysAround half of coastal buyers are foreign — Kosovo, Czechia, North Macedonia, Poland, Hungary, Slovakia; in the city, local families and Tirana commutersItalians first, Poles second; agency samples put foreign demand at most of the coastal market
The open questionEnvironment and structure: sewage on Golem’s beach, sandy soils — even Durrës Marina towers have settled — and old stock after the 2019 earthquakeThe airport: a 35-year concession with no flights as of summer 2026, a shareholder dispute and a prosecutor’s case — the price already assumes it opens

The verdict, by who you are

Buyer who works in Tirana or needs the capital: Durrës. The SH2 already takes 30–60 minutes, and the Tirana–Durrës railway is due to cut that to 22 — its dates have slipped before, so do not pay for it twice.

Short-let investor: Vlorë if you rent to foreign tourists and can pay the higher entry; Durrës if the purchase price decides — its nightly rates are lower, but so is what you pay to get in.

Buyer from Italy: Vlorë. Italians are its largest foreign buyer group, and the Brindisi ferry makes it the natural crossing.

Buyer betting on infrastructure: Neither, on promises alone. Vlorë’s airport premium is in the price while it still has no flights; Durrës’s marina vision hangs on a port move whose tender has failed twice.
