Qerret is the beach of villas and residences south of Golem, with pine groves, small hotels and new low-rise developments. Asking prices (2026-H1) run from 1,100-1,500 €/m² for apartments behind the villas, 1,700-2,000 €/m² close to the sea and 2,200-2,500 €/m² on the front row - a rise of 21-43% within the year, the fastest in the whole Durrës agglomeration.
On offer: studios and 1+1 and 2+1 apartments in new residences with pools, villas with land, and plots for building or investment. For projects under construction the price per m² and the delivery date are stated.
Neighbouring areas with lower prices are Golem and Mali i Robit; for land at an even lower price, look at Spille further south.

Prices step sharply with distance from the water: about €1,100-1,500 per square metre behind the villas, €1,700-2,000 nearer the sea, and €2,200-2,500 on the first line, where almost nothing new is being built. Qerret has been the fastest-appreciating zone around Durrës, up 21-43% year on year.
Mostly Polish and Czech buyers alongside the Albanian diaspora. Qerret sits past Golem on the same beach strip south of Durrës, and its first line is close to built out, which is part of the reason prices there have moved faster than in the neighbouring zones.
Qerret belongs to Kavajë municipality, not Durrës. Building permits, legalisation files and the enforcement cases documented in the area are handled by Bashkia Kavajë, so check the property’s permit and legal status with that municipality rather than assuming the Durrës address on the listing tells the whole story.
Foreigners buy flats, houses and commercial property in Albania on the same legal terms as citizens; only agricultural land is restricted. Ownership passes by notarial deed alone. On top of the price, a buyer pays:
On a flat at the median price here, €108,500, that comes to about €1,450 (1.3% of the price).
Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
