Plepa prices as two segments. Ordinary stock asks about €1,000-1,270 per square metre, while anything with a real sea view asks €1,800-2,160/m². A single headline range for the district, €1,000-2,160 across 159 listings in the second half of 2026, hides that split entirely.
Plepa is a quiet residential part of Durrës with established infrastructure rather than a resort strip. That makes it a practical choice for living year-round or for longer lets, and a calmer alternative to the busy beach at Plazh. The sea-view blocks on the front are where the district's higher prices sit.
Work out which of the two segments it belongs to first. A flat with a genuine sea view should be compared with the €1,800-2,160 band, and one without it with the €1,000-1,270 band. In Plepa you pay for the view rather than the address, so a view claimed in a listing is worth checking in person.
