About Domlivo
Domlivo is a property marketplace for Albania. It lists apartments, houses, villas, land and commercial space for sale in Durrës, Tirana, Vlorë, Sarandë and along the coast, for buyers from abroad and for people who already live here.
Listings come from owners and partner agencies. Every listing states its price and who is offering the property; you talk to them directly, and Domlivo adds no commission of its own. The site is available in seven languages: Albanian, English, Ukrainian, Russian, Italian, Polish and German.
Our idea
We are building Domlivo as a decentralised, analytical AI marketplace for property in Albania. The aim is simple: a buyer finds a suitable listing quickly and gets a consultation from an AI assistant right in the chat. The assistant answers from Domlivo's own research documents: what utilities cost, what an investment returns, what a purchase costs on top of the price.
Decentralised means something specific here. The catalogue does not belong to one agency: owners and many partner agencies publish on it, each listing names who listed it, and the buyer talks to that lister directly.

- AI search: describe the home in your own words; the assistant searches the listings and answers from the knowledge base, citing its sources.
- A knowledge base and guides where every figure has a source and a date.
- Asking prices by district on city pages, recalculated every hour from live listings.
- A “what it costs to buy and own” block on listing pages.
- Seven languages and a currency switcher.
- Side-by-side comparisons of districts and cities.
- Direct contact with owners and agencies, no commission.
Research, with sources
Next to the listings we publish market research: buying guides, a blog and price pages for cities and districts. Figures come from a named source with a date, and where we have no data the page says so.
The team
Domlivo was started by three people. One sells property in Albania every day; the other two build websites for a living.
Fedir Alpatov
Co-founder, analytics and development
Analyst and marketer. He builds the Domlivo platform and the market research published on it: the price pages, the guides and the data behind them. Tech lead and founder of the web studio Code-Site.
Viktor Grinchenko
Co-founder, Albanian property market expert
He lives in Albania and runs the agency Grinchenko Real Estate. Over the last few years he has sold more than 100 apartments here, and he helps buyers with documents, renting a property out and the questions that come up after a purchase. He founded a popular Telegram channel about Albania. His rule is to visit every flat in person and tell viewers the truth about it, the pluses and the minuses.
Diana Merkotun
Co-founder, design and user experience
She is responsible for the design, packaging and user experience of Domlivo; the ideas that turn a visit into an enquiry are hers. Lead designer at Code-Site. Her view is that design has to sell, so she thinks about conversion before she thinks about grids and colours.
How listings get on Domlivo
We would rather describe what actually happens than promise more than we do.
- Listings are added by property owners and by partner agencies and realtors who register on the site.
- When an agency or a realtor lists a property, the listing names them next to the price.
- The price is stated in the listing. When a property is sold or withdrawn, the listing leaves the catalogue.
- Seen a listing that is out of date or wrong? Write to us and we will check it with whoever posted it.
