Mali i Robit lies between Golem and Qerret, at the foot of the pine-covered hill. Asking prices are 950-1,200 €/m² (2026-H1), below Golem and well below Qerret, because the area is smaller, has fewer services and no new supply on the first line. For a buyer on a limited budget who wants the sea within 100 metres, this is the most sensible choice on this stretch of coast.
In the catalog: studios and 1+1 apartments in new developments, 2+1 units for families, often priced per m² with instalments during construction. Price data for this area comes only from listings, not from agency series, so we treat it as indicative.

About €950-1,200 per square metre, the cheapest point on the beach strip running south from Durrës - below Golem and less than half of Qerret's first line on the same coast. The figure comes from listing data alone: no agency survey or press series covers Mali i Robit separately.
It is further from the city, thinner on services and has none of the resort infrastructure that lets Gjiri i Lalzit or Qerret charge a premium. The coastline is the same, so buyers here are trading distance and amenities for a lower entry price rather than accepting a worse beach.
Treat them as a starting point for negotiation rather than a settled rate. Because the band comes only from asking prices in listings, with no independent survey behind it, the real sale price can land lower. Compare several listings in the same building or street before you make an offer.
Foreigners buy flats, houses and commercial property in Albania on the same legal terms as citizens; only agricultural land is restricted. Ownership passes by notarial deed alone. On top of the price, a buyer pays:
On a flat at the median price here, €86,000, that comes to about €1,160 (1.3% of the price).
Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
