Qerret sits past Golem on the same beach strip and has been the fastest-appreciating zone in the Durrës agglomeration, up 21–43% year on year. Prices step sharply with distance from the water: €1,100–1,500/m² behind the villas, €1,700–2,000 nearer the sea, and €2,200–2,500 on the first line, where almost nothing new is being built. Buyers are mostly Polish and Czech alongside the Albanian diaspora.
One thing to know before you sign: Qerret is administratively Bashkia Kavajë, not Durrës, so permits, legalisation files and the enforcement cases documented in the area are handled by a different municipality than the city name suggests.
