Golem (Kavajë municipality, but part of the Durrës coast as far as the market is concerned) has the largest number of new builds on this coast. Asking prices on the second and third line are 1,100-1,500 €/m² (2026-H1), up 8-15% in a year; the first line, where nothing new is being built, asks 2,000-2,500 €/m² and rises faster still, because supply there does not grow.
Typical offer: studios and 1+1 apartments of 40-60 m² in complexes with a pool and management, and 2+1 apartments of 70-90 m² for families, often priced per m² with instalments during construction. Always ask for the construction stage, the handover date and the ownership certificate - all three are noted on every listing of ours.
For lower prices see neighbouring Mali i Robit; for villas and land, Qerret and Gjiri i Lalzit.

Golem asks about €1,100-1,500 per square metre in 2026, rising 8-15% year on year - cheaper than the first line and cheaper than Qerret further down the same beach. The first line itself prices separately, at roughly €2,000-2,500/m². The state reference price for the zone is 56,500 lek/m².
Golem is the second and third line behind the long beach south of Durrës, past Shkëmbi i Kavajës and before Qerret. It suits buyers who want a flat near the sea for holidays or seasonal letting at a lower entry price than the first line, on the same stretch of sand as the dearer zones.
The beach itself. Golem's standing problem is sewage discharging onto the sand. It has not stopped prices rising, but it is the one thing worth checking on the ground, in season, before you buy to rent out. Also confirm the reference price of 56,500 lek/m², because notary and tax costs are calculated from it.

Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
