Spille lies about 35 km south of Durrës, in the Rrogozhinë municipality, with a beach several kilometres long, a pine belt and the lagoons at the Shkumbin estuary that keep building density low. What is on offer here is mostly land, farmland and building plots in Rreth-Greth, Vilë-Bashtovë and Spille Kodër, priced per square metre, along with hotel buildings on the front row and the first apartment blocks with studios, 1+1 and 2+1 units.
Prices are far below Golem and Qerret, but so is the infrastructure: the road from Rrogozhinë is the only way in and services operate seasonally. This is an area for a buyer who takes land near the sea today and waits for development. For this area we have no price series from independent sources - listing prices are the reference.
