Durrës city centre, the boulevard, Vollga, Taulantia and Currila, is where people live all year round and where prices are the highest in the city: 1,900-2,800 €/m² (2026-H1) for apartments and above 3,000 €/m² for penthouses with a sea view. Currila has risen 70-90% since 2019.
In the catalogue: 1+1 and 2+1 apartments in new blocks near the promenade, renovated flats in the centre’s older stock, commercial property and offices. For a buyer looking for a city rather than a holiday, this is the zone: the amphitheatre, the port, the station and schools are all within walking distance.
For a lower budget, look at Shkozet and Rrashbull inside the city, or at Plazh along the sea.

Durrës city centre asks about €1,900-2,800 per square metre in 2026, the top of the city's range. The band covers the whole seafront strip of Currila, Vollga and Taulantia rather than one street, and penthouses there go above €3,000/m². Currila alone has risen 70-90% since 2019, according to the zone research.
Mostly local families and Tirana commuters rather than seasonal investors. That is why the centre holds its price out of season: shops, services and the promenade work all year, so an apartment here lives as a home first and a holiday let second. Buyers chasing summer rental income usually look at the beach strips south of the city instead.
The state reference price. Notary and tax costs are calculated from it rather than from the price you pay whenever it is the higher of the two. Durrës still applies a single city rate; a 2025 draft that would have split the city into 13 zones and raised the port zone to 200,000 lek per square metre has not been approved. Ask your notary which value applies to the exact address before you agree the final price.
Foreigners buy flats, houses and commercial property in Albania on the same legal terms as citizens; only agricultural land is restricted. Ownership passes by notarial deed alone. On top of the price, a buyer pays:
On a flat at the median price here, €162,500, that comes to about €2,150 (1.3% of the price).
Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
