Vlora averaged about €2,400/m² in 2025 — up 25% year on year, which put it alongside Tirana at the top of Europe for growth. The city does not price as one place. Lungomare, the seafront promenade, asks €2,500–3,500/m² and has doubled since 2022.
Uji i Ftohtë, the coast just south of it, runs 20–25% below. The centre and boulevard serve local buyers from €800/m², rising to roughly three times that on the seafront frontage of the same district. Orikum, at the far end of the bay, sits at €1,300–1,500.
One thing to weigh before buying: Vlora's airport still had no flights as of summer 2026, and the expectation that it will is already inside the prices above.
