Jonufër and Radhimë sit on the arc south of Vlora where the Lungomare promenade has been extending, and the extension is visible in the price: Radhimë went from €1,500–2,000/m² in 2024 to €2,000–3,000 — up 20–33% in a single year — with the agency survey putting the top of the whole stretch near €3,500. Before treating that as a trend, read what is inside it. Much of the 2024–25 move is an airport premium: Vlora International was meant to open, the concession has been tied up in a corporate dispute and SPAK charges, and as of summer 2026 there are no flights.
The upside is real only if the airport actually starts; the downside is a correction in expectations that are already priced in.
