Gjiri i Lalzit is the closest thing Albania has to a planned resort coast, and it is priced in tiers. Second line and early phases go at €1,500–1,700/m²; the established complexes — Vala Mar, San Pietro, Porto Lalëzi — sit at €2,500–3,500, with San Pietro having moved from €1,350/m² in 2021 to €2,800–3,650 in 2025. Above that it stops being an apartment market: townhouses run €600–850k, villas €900k–1.2m and first-line villas €1.5–3m.
Buyers are the diaspora from Germany, Switzerland and the US plus wealthier Kosovars, and the honest summary from the research is that they came back here once the south passed €4,000–5,000/m². In peak season a 1+1 lets at €100–150 a night and a villa at €400–600.
