What are NIPT and NUIS, the Albanian business numbers? (2026)
NIPT and NUIS are two names for the same number: the unique identification code an Albanian business receives once, at registration, under Law 9723/2007. The register calls it NUIS; invoices and the tax office call it NIPT. A buyer meets it when checking a developer in the QKB register, which is free. A private person buying a flat does not need one, and since Order 213/2025 an individual letting to tourists does not need one either.

One number, two names
When a company or a sole trader registers in Albania, the registrar generates its unique identification number electronically: issued once, never changed, never reassigned to anyone else. The business registration law also makes that registration simultaneous registration with the tax authorities, social and health insurance and the labour inspectorate - all under the same number.
NUIS (numri unik i identifikimit te subjektit) is the register's name for it; NIPT (numri i identifikimit te personit te tatueshem) is the same code in its tax role, the one printed on every invoice. The format is one letter, eight digits, one letter, K72001008V for example.
Where a property buyer meets the NIPT
Mainly in one place: checking a developer. Any Albanian construction company has a NIPT, and the public QKB register, searchable free by NIPT or by name, shows whether the company exists, its status, who administers and represents it, and its filed accounts. If the person signing your off-plan contract does not match the register, or the company is new with no history, you have learned something the brochure did not say.
The second place is the paperwork of renting out: invoices from your property manager carry their NIPT, and businesses are obliged to print the number on every document they issue.
When you need one yourself, and when not
For buying a flat or a house as a private person: no NIPT. Agency guides sometimes list an Albanian tax number among a buyer's documents, but the official sources do not require one for a private individual; the cadastre records a passport number for individuals, and a NIPT only for legal entities and traders.
For renting your flat to tourists as an individual host: also no NIPT. The categorisation certificate is applied for on e-Albania as a self-declaration, without business registration, and the income goes into the annual DIVA return. You would need registration, and with it a NUIS, only if you run the lettings as a business. The details are on our developer-check and tourist-rental pages.
