On 1 October 2026 Domlivo carried 358 active sale listings in Durrës, 268 of them flats: apartments, studios and penthouses. The median asking price of a flat was €100,000, and the median asking price per square metre was €1,413. The cheapest flat was listed at €40,000. These are asking prices taken from live listings, not recorded sale prices.
The median total price is taken over the 210 flats priced as a total. The median per square metre is taken over 263 flats, because it also counts flats that are priced per m².

By total price, the lowest median is in Shkëmbi (€82,000) and the highest in the City Center (€140,000). Four coastal districts south of the city sit close together: Qerret at €85,000, Mali i Robit at €87,000, Golem at €88,000 and Plepa at €90,000.
Per square metre the order changes. Qerret (€1,300) and Golem (€1,311) are the lowest, Plepa (€1,625) and Plazh (€1,588) the highest. Plepa's figure rests on 7 flats, so read it as a small sample.

The one-bedroom flat is the market here: 151 of the 268 flats are 1+1. The 3+1 row rests on 11 flats, so its low figure per m² is a small-sample reading. The cheapest flat in the city, at €40,000, is a 2+1.
The 89 flats that are on the first line or within 300 m of the sea have a median asking price of €105,000 and a median of €1,400 per m², with the cheapest at €50,000. The city medians are €100,000 and €1,413 per m².
The limitation matters more than the gap. Sea distance is recorded for only 100 of the 268 flats, and 89 of those 100 are near the sea.
