Monthly running costs of a flat in Albania

What a flat actually costs to keep per month: electricity at the 2026 household tariff, water and sewerage at your city's rates, the municipal waste tax, internet, the building fee and insurance. Pick the city, the floor area, the number of people and the season; heating and cooling with an inverter air conditioner are what move the bill.

313 kWh of electricity in the month

This municipality has not published its 2026 waste package, so that line is an estimate by analogy.

Estimates from published 2026 tariffs and typical consumption, converted at 92.02 lek to the euro (Bank of Albania fixing). Your building's fee, your internet plan and your own consumption can differ; resort complexes charge a far higher building fee.

How it is calculated

Electricity
10.2 lek per kWh with VAT up to 700 kWh a month; a month over the threshold is billed entirely at 11.4 lek per kWh (ERE decision 322 of 15.12.2025, in force through 2026).
Water and sewerage
The city's ERRU-approved household tariff per m³ for water and sewerage, plus the fixed monthly service fee. Consumption counts 120 litres per person per day. Golem, Qerret and Mali i Robit are billed by the Kavajë water utility, not by Durrës's.
Waste tax
The municipality's annual household cleaning tariff, divided by 12. Tirana, Vlorë and Sarandë have published 2026 packages; for the other cities the calculator uses an estimate by analogy and says so.
Internet
The median advertised fibre plan, 1,690 lek a month.
Building fee
1,500 lek a month for a post-1993 building with a lift, the median of published fees. Resort complexes on the coast charge several times more.
Home insurance
Home insurance at 1.2 EUR per m² per year, divided by 12.
AC service
One air conditioner serviced once a year, €65, divided by 12.
