Ask for: Kartela e pasurise issued within the last week; ownership certificate

    Read the guide
  2. Sections C and D of the kartela: a hypothec, a seizure or the statutory mortgage of a legalised home must be released before any payment.

Ask for: The same kartela; the online legal-status check (1,000 lek)

    Read the guide
  3. Older and informal buildings: legalisation must be finished in the register, or have an act with dates - never a promise.

Ask for: Legalisation act; the kartela entry of the legalised object

    Read the guide
  4. Every registered co-owner signs at the notary, or gives a notarised power of attorney; marital property needs the spouse.

Ask for: IDs of all owners; marriage or family certificate; any existing PoA

    Read the guide
  5. Named kapar in a notarised preliminary contract, paid by bank transfer only after the title and encumbrance checks; a seller at fault returns double (art. 602).

    Read the guide
  6. Bank transfer with the purpose stated; notaries handle cash only up to 150,000 lek; banks ask for source of funds.

Ask for: Bank statements / source-of-funds papers

  7. You own the property when the ASHK register says so, not when you pay: the notary files the deed (5,000 lek fee).
