Mortgage calculator for Albania

How it is calculated
- Monthly payment
- The standard annuity formula: equal monthly payments that repay the loan with its interest over the term. The total interest is the sum of the payments minus the loan.
- Down payment
- The loan may not exceed 85% of the property value for a first home (the Bank of Albania's loan-to-value cap), so the down payment is at least 15%. Loans in a currency the borrower does not earn in are capped lower.
- Interest rate
- The calculator opens at 5.5% and the slider runs from 2% to 12%. The actual rate depends on the bank, the currency of the loan and your profile; euro loans are priced differently from lek loans.
- Term
- 5 to 30 years. Albanian banks usually require the loan to end before retirement age.
The Bank of Albania publishes average lending rates in its interest rate statistics, and each bank publishes its current mortgage offer. Rates change, so compare at least two banks before signing.
