How much does a home by the sea cost in Albania? For a flat, between about €1,100 and €3,500 per square metre in 2026, and the spread inside one town is wider than between towns: the first line of a promenade can cost three times the street behind it. The cheapest large market is Durrës, where flats listed with us ask a median €1,500 per m². Houses by the sea are a much smaller market. Below are the coastal towns from north to south with two kinds of figures: price bands from our research base, and the median of what sellers ask on Domlivo today.
The bands come from Domlivo's research base for 2026 and describe asking prices by zone. The medians are calculated every hour from the listings on Domlivo; we quote the state on 18.10.2026 and give the number of flats behind each median, because a median of eleven flats says less than one of five hundred. Both are asking prices, not sale prices. Albania publishes no official sale price per square metre by town; the Bank of Albania publishes an index of how prices change.
| Town or zone | Asking price per m² (research base, 2026) | Median of Domlivo listings, 18.10.2026 |

| Shëngjin | €1,100-2,000 | €1,607 (19 flats) |
| Durrës, Plazh | €1,200-1,700 | €1,611 (148 flats) |
| Durrës, Golem | €1,100-1,500; first line €2,000-2,500 | €1,376 (139 flats) |
| Durrës, Shkëmbi i Kavajës | new €1,200-2,000; resale €450-800 | €1,404 (72 flats) |
| Durrës, city centre and Currila | €1,900-2,800 | €1,616 (66 flats) |
| Vlorë, Lungomare | €2,500-3,500; second line €2,000-2,500 | too few listings |
| Vlorë, Jonufër and Radhimë | €2,000-3,000 | too few listings |
| Vlorë, Orikum | €1,300-1,500 | too few listings |
| Himarë | €1,600-3,200 | too few listings |
| Sarandë, centre | €1,600-1,800 | €2,041 for the whole town (11 flats) |
| Sarandë, promenade | €3,000-3,500 | - |
| Ksamil | €1,800-3,000 | - |
Durrës and its beach districts have most of the coastal listings in the country, which is why the medians there are solid. Plazh, the long beach strip south of the port, sits around €1,600 per m². Golem, further south, is cheaper on average but its first line costs as much as Plazh. Shkëmbi i Kavajës has the widest gap between new and old buildings. The median flat on our listings asks €118,250 in Plazh, €99,950 in Golem and €92,081 in Shkëmbi. The full district table and the live index are on the Durrës price page, and the month-by-month figures in our Durrës asking-price index.
Vlorë has two markets. The Lungomare, the seafront promenade, asks €2,500-3,500 per m² and has doubled since 2022; the city behind it serves local buyers from about €800 per m². To the south, Jonufër and Radhimë sell newer complexes with sea views at €2,000-3,000, and Orikum, at the end of the bay, stays at €1,300-1,500. Vlorë is a working city all year, which matters if you plan to live there in winter. See Vlorë prices by zone.
Sarandë asks €1,600-1,800 per m² in the centre and €3,000-3,500 on the promenade, where resort apartments reach €4,000. Ksamil, south of the town, ranges from €1,800 to €3,000 depending on distance from the beach. The season here is the longest and the summer rents the highest, but supply grew fast in 2025. See Sarandë prices by zone.
Shëngjin, on the northern coast, has a band of €1,100-2,000 per m², but its 19 listed flats asked a median €1,607, slightly above Durrës. Velipojë, near the Montenegrin border, asks €900-1,600.
Most coastal property in Albania is flats in new buildings. Houses and villas near the water exist mainly around Durrës: on 18.10.2026 Domlivo listed 30 houses in the Durrës area, 21 of them within a kilometre of the sea, at a median of €250,000, plus 17 villas at a median of €390,000. In Vlorë we listed three houses, none near the water, and in Sarandë none. A house on the coast also needs more checks than a flat: whether the land is registered, whether the building was legalised, and whether the coastline rules allow it at all. Our guide on buying in Albania from Germany lists the checks and costs.
Current offers by the sea are in the catalogue.
From about €1,100 to €3,500 per m² in 2026, depending far more on the street than on the town. In Durrës the flats listed on Domlivo asked a median €1,500 per m² on 18.10.2026; the first lines of the promenades in Vlorë and Sarandë ask €2,500-3,500.
The Durrës districts Golem and Shkëmbi i Kavajës, with bands of roughly €1,100-1,500 per m² and listing medians of €1,376 and €1,404 on 18.10.2026. Velipojë in the north is lower still at €900-1,600, with fewer flats to choose from.
Yes, but there are few. On 18.10.2026 Domlivo listed 30 houses in the Durrës area, 21 within a kilometre of the sea, at a median of €250,000. Near Vlorë and Sarandë we listed almost none. Check the land registration and the legalisation status before paying.
Asking prices. Albania publishes no official sale price per square metre by town. Our bands summarise research on asking prices for 2026, and the medians are calculated from the listings on Domlivo, with the date and the number of flats behind each figure.
Durrës is cheaper and has far more listings to choose from. Vlorë costs more on the promenade, but it is a working city all year and the town keeps its services in winter. The two cities are compared point by point in our guide on Durrës or Vlorë.
