Jonufër and Radhimë sit on the arc south of Vlora where the Lungomare promenade has been extending, and the extension is visible in the price: Radhimë went from €1,500-2,000/m² in 2024 to €2,000-3,000, up 20-33% in a single year, with the agency survey putting the top of the whole stretch near €3,500. Before treating that as a trend, read what is inside it. Much of the 2024-25 move is an airport premium: Vlora International was meant to open, the concession has been tied up in a corporate dispute and SPAK charges, and as of summer 2026 there are no flights.
The upside is real only if the airport actually starts; the downside is a correction in expectations that are already priced in.
