Farkë and Lundër sit south of Tirana around the TEG axis and hold the most expensive reference band in Albania: the Farka lake zone reaches 257,000 lek/m², roughly €2,620, four times what Paskuqan carries inside the same municipal field. This is not an apartment market, which is why it is quoted in whole prices rather than per square metre - Piccadilly at €690k for a three-bedroom, Rolling Hills Lake at €950k, Collina Verde between €950k and €1.3m, Farka Lake Shore from €1.22m to €1.73m. The tenant base is expatriate management on executive packages, and new gated schemes appear every few months, which is worth remembering before assuming scarcity will hold prices up on its own.

Prix, à qui convient le quartier et ce qu'il faut vérifier : des réponses courtes issues de la base de recherche Domlivo.
This is the most expensive reference zone in Albania, at 257,000 lek per square metre around Lake Farka, roughly 2,620 euros. Gated developments price accordingly: Rolling Hills Lake has listed at about 950,000 euros and a three-bedroom at Piccadilly at around 690,000.
Expatriate management and Albanian high earners, buying detached houses rather than apartments. The area south of the city around the TEG centre holds the country's main gated communities, including Long Hill, Rolling Hills and Farka Lake Shore, and the product is scarce enough that supply rarely meets demand.
For capital rather than income. Villas in Farkë, Lundër and Lalzi Bay sit in a genuinely thin segment with demand from the diaspora and from European buyers with specific requirements, which is a more durable pool than speculative apartment demand. The trade-off is liquidity: fewer buyers means a longer sale.
