Houses are the small part of the Albanian market. The coast is built mostly with apartment blocks, so a detached home is rare and usually second-hand. Of the 59 we list, 51 are in Durres and the neighbourhoods and villages around it, some right behind the beach and some well inland. The table below shows the rest.
29 of them state a walk of up to 1 km to the sea or a first-line position. If the sea is the point, filter by that first: a house in greater Durres can still be a drive from the water.
3 ask under €100,000. A price that low usually means an older or smaller house, or an extension that was never legalised, so read the listing and ask for the documents early. Everything on this page is computed from active listings: a sold house drops out, a new one appears in the table.

What it costs to buy a house
The costs on top of the price, from the sources behind our purchase cost calculator.
A foreigner buys a house in Albania on the same terms as a citizen and may sell it or leave it to heirs freely. The building land under the house comes with it; only agricultural land is excluded, and that can be leased for up to 99 years or bought through an Albanian company. The purchase is valid only as a notarial deed.
The notary charges 0.35% of the value up to 6 million lek and 0.30% up to 15 million; the cadastre (ASHK) takes 5,000 lek to register the title. An individual buyer pays no transfer tax, and the taxes on the sale are the seller's. On a €250,000 house the extras with a lawyer, a sworn translator and the agency fee typically come to 2-3% of the price. The annual building tax is 0.05% of the taxable value.
On a second-hand house the lawyer checks the title sheet and the building permit before the deed, and whether any extension or outbuilding has been legalised. Parts added later without legalisation are common on the coast and rightly lower the price. With clean papers it takes four to eight weeks from reservation to the new title.

3 of the 59 ask under €100,000, and the cheapest asks €45,000. Expect an older or smaller house, often away from the sea. Ask for the title sheet and the building permit before you pay anything, because a very low price can mean unfinished paperwork.
Yes. A foreigner buys a house with its building land on the same terms as an Albanian and may sell or leave it freely. Only agricultural land is excluded: an olive grove next to the house can be leased for up to 99 years or bought through an Albanian company. Owning property allows an application for a one-year residence permit under art. 84 of Law 79/2021; the law sets no minimum price.
Notary 0.35% of the value up to 6 million lek (0.30% up to 15 million), 5,000 lek to the cadastre and, if you use them, a lawyer, a sworn translator and the agency fee. An individual buyer pays no transfer tax. On a €250,000 house that is typically 2-3% of the price.
Rarely from an Albanian bank: they seldom lend to non-residents. A second-hand house is paid by transfer, often in two steps, a deposit at reservation and the rest at the deed. The interest-free instalments common on new-build flats do not apply to existing houses. Buyers who need finance usually arrange it with a bank at home, against security there.
