Radhimë moved from €1,500–2,000/m² in 2024 to €2,000–3,000 — up 20–33% in a year as the Lungomare promenade extended south along the arc. The agency survey puts the whole Jonufër–Radhimë stretch as high as €3,500 at the top end. Much of this is the Vlora airport premium, and the airport has no flights.

Before treating that as a trend, read what is inside it. Much of the 2024–25 move is an airport premium: Vlora International was meant to open, the concession has been tied up in a corporate dispute and SPAK charges, and as of summer 2026 there are no flights.

The upside is real only if the airport actually starts; the downside is a correction in expectations that are already priced in.
