Lungomare, Vlore: property prices 2026

Lungomare is Vlora's seafront promenade and the most expensive address in the city: €2,500–3,500/m², roughly double the €1,700–1,800 it asked in 2022. A three-year doubling on a strip that cannot be extended is most of the explanation — supply is fixed and the buyers are foreign — but it also means you are buying at the top of a fast move rather than into one. Before committing, compare what the same money buys at Uji i Ftohtë, which runs 20–25% below this strip, and check the completion status of anything sold off-plan on the promenade.
