Sources disagree. One puts Shkozet at €1,100-1,600 per square metre, a local source at €800-1,200, and the realistic answer sits between them. The zone is inland, on the main approach to the city, so there is no beach premium built into the price.

Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
