
The centre if you are going to live there, the beach if you are buying a season. Currila and Vollga hold the year-round population and the Tirana commuters. Plazh and Golem are built around summer, took the worst of the 2019 earthquake, and Golem's sewage problem is documented and still unresolved.
The city centre — Currila, Vollga, the older core of Durrës — is where local families live and where people who commute to Tirana for work tend to settle. The beach zone, Plazh and Golem, is built around a different population: short-term-rental guests in summer, and a resident base that's thinner and more seasonal. Neither is "better" in the abstract; they're built for different lives, and conflating them is where a lot of buyer disappointment starts.
The numbers back this up. Durrës's population has fallen by roughly 21,000 since the 2011 census — local demand for year-round housing isn't growing the way tourist demand for the beach strip is. And ownership on the beach side skews heavily toward short-term-rental investors rather than residents: historically, more than half of the businesses and units along the Golem/Plazh strip trace back to Kosovar buyers and diaspora investors buying specifically for Airbnb income, not to live in themselves. That's not a criticism of the zone — it's a straightforward explanation for why it feels different day to day than the city centre does, even before you account for the seasonal noise.
The 26 November 2019 earthquake, magnitude 6.4, was centred near Durrës — 51 deaths nationally, over 14,000 damaged buildings, more than €1 billion in damage. The worst of it landed squarely on the beach-facing zone: buildings collapsed specifically in Plazh and Shkëmbi i Kavajës. Four years on, roughly 2,500 families were still without permanent housing, and the market's own memory of it hasn't faded — post-earthquake new construction carries a real, lasting price premium over older beach-zone stock, and that premium isn't just sentiment. Year of construction and seismic standard are worth asking about on every unit here, not only the ones near the water — a document, not a feeling, is what actually confirms it.
Golem's beach has a documented sewage discharge problem, reported repeatedly and still not fully resolved by an unfinished World Bank-linked remediation project. Durrës and Golem hold no Blue Flag certification — the only Blue Flag beach on this entire stretch of coast is Palasë, well south, near the Riviera. It doesn't rule Golem out, but "beachfront" is doing real unearned work in a lot of the marketing copy for this zone, and it's worth knowing before you commit to a lifestyle built around swimming there daily.
Road access to the capital runs 30 to 60 minutes depending on traffic, with roughly 41 buses a day running the route already — a real commute, not a theoretical one. It's also a cheaper one: Tirana rent runs roughly 57% higher than Durrës's for a comparable flat, which is most of the actual financial case for living in Durrës and commuting rather than living in the capital outright. The Tirana–Durrës railway, once it's actually running, shortens that same trip to 22 minutes — a real near-term catalyst for anyone weighing this decision today.
Roughly 25 years of building permits were issued for six-to-eight-plus-storey buildings in Golem and Shkëmbi against a legal limit of three storeys — a specific, documented pattern of illegal extra floors concentrated in the beach zone, serious enough that commune heads have faced arrest over it. This is a title-clarity risk that doesn't apply evenly across Durrës; it's worth a harder look specifically on beach-zone buildings than on a city-centre flat.
If daily life, a real commute option and a stable resident community matter most, the city centre is built for that in a way the beach zone genuinely isn't. If the plan is coastal life with the trade-offs named above — seasonality, the sewage issue, and the illegal-floor pattern to check for specifically — Plazh and Golem are still the more affordable entry point onto this stretch of coast. The purchase mechanics are identical either way.
