Method and limits
These are asking prices, not sale prices: what sellers and agencies ask in their listings on Domlivo. Closed sales are registered with the cadastre (ASHK), which does not publish prices per flat, and they can be lower.
The sample is every flat and studio listed for sale and live on Domlivo on 26 October 2026. A listing priced per m² gives its stated rate; otherwise the asking price is divided by the floor area. Areas under 15 m² are left out as data errors. Houses, villas, land and commercial space are not in the price figures.
A flat listed by two agencies counts once: listings of different agencies with the same city, zone, type, price and floor area are treated as one flat. 11 copies were left out of this edition.
A median from fewer than 30 flats is shown as indicative, with its n; under 5 flats there is no figure at all.
The figures were computed on 26 October 2026 and stay on this page as published. A new edition is cut only when the figures change. City pages recompute the same index every hour, so their figures can differ from this edition by a few euros.
Coverage follows Domlivo's listings: most are in Durrës and on its coast, so Tirana, Vlorë and Sarandë rest on small samples.
