Sarandë's centre asks €1,600–1,800/m² for turnkey stock, up from about €1,200/m² in 2022–23. The number worth sitting with is a different one: foreign demand has fallen two years running — down 50% in 2024 and another 30% in 2025 — while prices kept climbing. Rising prices on falling demand is a supply-side story, and it is the single most important thing to understand before buying in this city.
The centre itself remains the practical choice for year-round use: walkable, serviced out of season, and a clear step below the promenade in price.
