Tale has the widest price spread on the northern coast. Raw stock 150 metres from the sea starts near €600/m², while the Talea Coast development asks €1,450–1,690 for the same distance to the same water. Nothing about the location explains a difference that large; the build quality, the developer and the paperwork do.
Administratively this is Bashkia Lezhë, the same municipality as Shëngjin, and the research groups the two. One open question the knowledge base has not closed: the legal status of the land under the newer complexes. Ask for it in writing before you take the cheap end of that range seriously.
