How much is long-term rent in Albania, by city (2026)?

Rents below are what landlords advertise for a furnished flat on a 12-month lease, in euro, because most ads on the coast are priced in euro. Tirana figures come from an agency network's half-year average and from a sample of marketplace ads; the coastal towns come from marketplace samples taken in September 2026, which are small, so treat them as a range rather than a market statistic.

On the Durrës beach the same 1+1 is advertised at EUR 400-600 a month from June to September and EUR 200-350 from October to May; a 2+1 at EUR 500-900 in summer and EUR 300-500 in winter. Landlords who let by the night in summer often offer 9-month "winter" contracts from October, which is the cheapest way to rent by the sea. Many holiday flats in Vlorë and Sarandë have no heating, so check that before signing for the winter.

Asking rents for new lettings in Tirana rose about 48% in four years (a 1+1 from EUR 400 in 2022 to EUR 590 in 2026) and 2+1 flats jumped 26% in a year on the agency average. The official consumer price index, which measures rents that sitting tenants actually pay, rose only 1-8.5% a year over the same period: a tenant who stays put sees much smaller increases than someone signing a new lease in a prime area. In Durrës the advertised 1+1 rent roughly doubled since 2022, from about EUR 200 to a median of EUR 390.

Expect a deposit of one or two months' rent; some landlords ask for two or three months in advance. A lease longer than one year has to be written and notarised; a 12-month lease is usually a written contract without a notary. Notice periods are 30-90 days. The tenant pays electricity, water and internet by consumption, usually on contracts that stay in the owner's name, and in most buildings the monthly administration fee. The 15% tax on rent is the landlord's, not yours, and when the tenant is a private person the landlord declares it once a year.
