New builds run about 1,400 to 1,800 euros per square metre in 2026. That is one of the better price-to-centre ratios in Tirana: the district is genuinely close in, and it costs roughly half what comparable proximity commands on the other side of the city centre.
It is old Tirana in transition. The district holds Continental Hospital and the Bektashi World Centre, and it has been gentrifying without the speculative pricing seen on the New Boulevard. For a buyer who wants proximity at a mid-market price, it is one of the more defensible entries in the city.
