asking prices · 2026-H1 · Reference schedule: Udhëzim 34/2023 (in force 01.01.2024)
Prices are the Qendra band: the market quotes the New Bazaar together with the central area. The reference price is specific to the zone (2/2). Best short-stay location in the city.
On our assessment it has the strongest short-let potential in Tirana. The market was renovated in 2016 and became the city's main tourist and dining hub, which concentrates visitor demand into a small, walkable area. New projects near the square run about 3,000 to 3,500 euros per square metre.
It prices with the wider centre: older stock at roughly 1,500 to 2,500 euros per square metre in 2026, and new build near the square at 3,000 to 3,500. The premium here is paid for footfall and short-let demand rather than for quiet or for family living.
Noise tolerance and the building's age. This is the busiest evening district in Tirana outside Blloku, which is the point for a short-let owner and a problem for a resident. Confirm the construction year and whether the block predates 2000, since older central stock carries a lasting structural discount.
Foreigners buy flats, houses and commercial property in Albania on the same legal terms as citizens; only agricultural land is restricted. Ownership passes by notarial deed alone. On top of the price, a buyer pays:
Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
