Up 16–27% from €1,100–1,200 in 2024, driven by the new road to the Grand Ring. The zone depends on that single road.
Prices run about 1,400 to 1,500 euros per square metre in 2026, up from 1,100 to 1,200 in 2024. That is a rise of roughly 16 to 27 percent in a year, driven by the new road connecting the area to the Grand Ring rather than by any change in the housing itself.
One road. The new connection to the Grand Ring cut the district's isolation, and the market repriced accordingly, by 16 to 27 percent in a year. The Dajti Express cable car and Bunkart1 sit nearby, and the air on the eastern slope is measurably better than in the centre.
The thesis depends on a single road. Fresku's repricing came almost entirely from improved access to the Grand Ring, so its value is tied to that one connection continuing to function and to further eastern infrastructure arriving. That is a narrower base than districts supported by jobs or year-round demand.
