Dhërmi, Himare: prices and area guide

1,500–3,500
All stock, €/m²

asking prices · 2026-H1

New build lists at roughly €3,000/m², luxury projects at €1,500–2,500 and first line up to €3,500; stone villas start around €167k (~€2,000/m²). A boutique resort market driven by festivals rather than mass tourism. No state reference price is recorded here on purpose: the sources give 186,400 lek/m² as a town rate and 58,000 as a Himarë village rate, a 3.2× disagreement that is a classification dispute rather than an edition difference, and publishing either as fact would be wrong.

Buying as a foreigner: what it costs

Foreigners buy flats, houses and commercial property in Albania on the same legal terms as citizens; only agricultural land is restricted. Ownership passes by notarial deed alone. On top of the price, a buyer pays:

  • Notary: 0.23-0.35% of the price, on the official scale
  • Registration of ownership with the cadastre (ASHK): 3,500 lek, about €38
  • Buyer's agency fee: typically 1%
  • The buyer pays no transfer tax; taxes on the sale are the seller's.

Rates: Ministry of Justice Order 279/2012 (notary scale), the ASHK fee schedule, market practice for agency fees. Confirm the exact amounts with your notary.
